13 <br />desired would take a considerable length of time <br />and could cause hardships for property <br />owners who may be experiencing such <br />difficulties now. Best responded that they could <br />be handled individually. He felt that if the <br />entire County was zoned equally, then there would <br />not be two sets of rules, one for zoned and <br />another for unzoned townships. <br />Collins stated the rationale for these proposed <br />amendments is the capacity of the land to accept <br />the effluent. Collins continued that he did not <br />believe the density would be increasing at the <br />rate Best seemed to be assuming in the two <br />northern townships. He agreed that Little River <br />is the fastest developing township, but, at lot <br />sizes of 40,000 square feet or larger. He <br />reminded the Board that there is no public water <br />available to Little River Township. <br />Eidenier noted that citizens are concerned with <br />what they view as continual or constant changes. <br />She .indicated that she felt this is one concern <br />that Best was attempting to address by waiting <br />to zone Little River and Cedar Grove Townships <br />rather than approving these proposed amendments. <br />Scearbo reminded the Board that these proposed <br />amendments apply strictly to the capacity of the <br />land. Where there are other or more restrictive <br />standards, the more restrictive standards are <br />those which are applied. <br />More discussion followed of the concerns of <br />changing regulations, potential for higher <br />densities and watershed protection. <br />MOTION: Best moved to table this item pending Ordinance <br />Review Committee consideration of timetable for <br />extension of zoning to the northern townships. <br />This item to be tabled until the October 15, 1990 <br />regular meeting.
