Best noted some of the <br />concerns are a matter of interpretation. <br />There was considerable discussion regarding the <br />extension of private roads and road maintenance <br />agreements. Collins stated he would like clear <br />standards easy to interpret and administer. Best <br />explained that the intent was not to eliminate the <br />ability to create a private road. The standards <br />gave the Planning Staff the option of requiring a <br />public road when needed. <br />MOTION: Best moved to send these concerns ,back to the TAS <br />.- for recommendation to the Planning Board at the <br />regular September meeting. Concept Plans (11 Lots) <br />(1) Windy Hill Meadow <br />(11 Lots - Little River Township) <br />Presentation by Eddie Kirk. <br />The property is located in Little River Townshi <br />on the north side of Schley Road (SR 1548). <br />Schley Road is a paved State - maintained road an <br />considered a collector in the Comprehensive Play. <br />The tract is 11.50 acres in size with eleven ( -1) <br />lots proposed. Lot sizes range from 0.92 to 1.00 <br />acres. <br />Although the property is unzoned, it is <br />designated Agricultural Residential and water <br />Supply Watershed in the Land Use Element of the <br />Comprehensive Plan. <br />A public road (Brodog Terrace) is proposed. The <br />road would extend 390 feet north from Schley <br />Road. All lots except 1, 2, 3,, and 11 would <br />receive access from the subdivision road. A 191 <br />traffic count on Schley Road (SR 1548) indicatec <br />400 trips per day. <br />The Planning Staff recommends approval of the <br />Concept Plan for Windy Hill Meadow with two <br />conditions: <br />�j <br />0 <br />
