Denote the location of any and all anticipated master <br /> drainage basin areas. <br /> STAFF COMMENT: The project indicates there <br /> will be 70% of impervious surface area for the <br /> project. Each development area is identified as <br /> having an allotment of square footage supporting <br /> the development of allowable land uses. <br /> From our standpoint it would behoove you to have <br /> master drainage basins identified within the project <br /> area to address compliance with applicable County <br /> stormwater standards as detailed in Section 6.15 of <br /> the UDO. <br /> We encourage you to provide this detail including <br /> appropriate cross sections and base calculations for <br /> the master stormwater areas. <br /> 3. Section 6.7.1 (B) (3) of the UDO requires a map detailing each allowable <br /> land use per individual development area (i.e. pod) to include a `master <br /> plan proposed use matrix' designed to identify how conflicts between <br /> adjacent land uses are to be addressed. <br /> STAFF COMMENT: We recommend taking the table of <br /> allowable uses contained within the project narrative and placing <br /> on a new map exhibit. An example compatibility matrix can be <br /> found in Section 6.7.1 (B) (3) of the UDO. <br /> This can all be placed on the new map exhibit to ensure <br /> compliance with the MPD Conditional Zoning submittal <br /> requirements. <br /> 4. Section 6.7.1 (B) (4) of the UDO requires a map detailing all setbacks and <br /> buffers for the project. <br /> As previously indicated herein, staff is recommending a new exhibit <br /> detailing proposed/required buffer areas associated with the project. <br /> This new map can also provide additional detail on internal and external <br /> setbacks for the project as detailed in the submitted narrative. <br /> 5. Section 6.7.1 (B) (5) of the UDO requires information detailing the <br /> maximum building heights for the project. While the narrative does <br /> provide this detail, staff is recommending Exhibit 1 be modified to include <br /> a chart denoting the allowable building heights for each individual <br /> development area(i.e. pod). <br /> 6. Section 6.7.1 (B) (6) of the UDO requires a map detailing the utility <br /> master plan for the project. This was submitted as part of the application <br /> and is denoted as map Exhibit 2. <br /> 4 <br />
