While staff may have the ability to <br /> guess what the lines represent the map(s) are not user friendly for <br /> the general public <br /> Please provide a legend indicating what these lines represent (i.e. <br /> project boundary lines, utility easements, utility service areas, <br /> rights-of-way,,etc.). <br /> ii. Label and document the width of all adjacent rights-of-way <br /> including, but not limited to: Interstate 40, Old NC Highway 86, <br /> Service Road, Destiny Lane, Gladys Lane, etc. <br /> You can label each roadway and provide a table denoting `status' <br /> of the roadway (i.e. public or private) and provide right-of-way <br /> widths to avoid confusion on the actual map. <br /> iii. Label and document all proposed and/or required landscaped and <br /> buffer areas for the project. <br /> For example there are streams and floodplains on the properties <br /> covered by the project that are not properly identified. <br /> Please label all proposed/required buffers as to what they are (i.e. <br /> stream buffer, floodplain buffer, Major Transportation Corridor <br /> (MTC) buffer, utility land use buffers, project perimeter buffers, <br /> etc.) and their proposed/required widths. <br /> STAFF COMMENT: Staff recommends references to <br /> these areas be included on the existing Exhibit 1 map with <br /> references to a separate map providing the requested detail <br /> in an effort to avoid confusion. <br /> iv. Identify and denote any existing structure(s) located on the <br /> properties associated with the project. <br /> 2. Section 6.7.1 (B) (2) of the UDO requires a map denoting the general <br /> layout of the proposed project. <br /> While staff is aware there is no specific land use associated with the <br /> project as of the writing of this letter, we nevertheless recommend a new <br /> exhibit be created providing the following information: <br /> i. A close-up layout of each individual development `pod' or area to <br /> include the following: <br /> 1. Anticipated location of curb cuts onto existing roadways. <br /> 2. A typical public road access cross section detail for the <br /> individual development areas. <br /> 3. A typical interior roadway design standard (i.e. cross <br /> section) including drainage detail(s) and explanation of <br /> how drainage will be handled by interior road systems if at <br /> all. <br /> 3 <br />
