2 <br /> NOTICE OF PUBLIC HEARING <br /> ORANGE COUNTY BOARD OF COMMISSIONERS <br /> A public hearing will be held at the Whitted Building, 300 West Tryon Street, 2nd Floor, Hillsborough, <br /> North Carolina, on Tuesday, November 14, 2017 at 7:00 PM for the purpose of giving all interested <br /> residents an opportunity to speak for or against the following item: <br /> 1. Zoning Atlas Amendment (Conditional Zoning District): In accordance with the provisions of <br /> Section 2.8 Zoning Atlas and Unified Development Ordinance Amendments and Section 2.9.2 <br /> Conditional Zoning Districts of the Unified Development Ordinance, Old NC 86 Partners LLC are <br /> proposing to rezone approximately 195 acres of property within the Hillsborough Economic <br /> Development District (EDD) south of Interstate 40 on both sides of Old Highway 86: <br /> From: Economic Development Hillsborough Limited Office (EDH-2); Economic Development <br /> Hillsborough Office/Retail (EDH-4); Economic Development Hillsborough Research and <br /> Manufacturing (EDH-5); Special Flood Hazard Area (SFHA) Overlay District; Major <br /> Transportation Corridor(MTC) Overlay District. <br /> To: Master Plan Development Conditional Zoning (MPD-CZ) Settlers Point; Special Flood <br /> Hazard Area (SFHA) Overlay District; Major Transportation Corridor(MTC) Overlay District. <br /> for the purpose of developing Settlers Point. The properties subject to the application are further <br /> identified utilizing Orange County Parcel Identification (PIN) numbers: <br /> • 9863-71-8857, <br /> • 9863-91-6573, <br /> • 9873-11-4636, <br /> • 9873-11-5415, <br /> • 9873-11-7506, <br /> • 9873-11-9450, <br /> • 9873-11-7247, <br /> • 9873-10-7937, <br /> • 9873-20-2388, and <br /> • 9873-10-4310. <br /> The project involves the creation of individual development districts, specifically: <br /> • District 1 Light Industrial/Manufacturing and Research —Located west of Old NC 86 and <br /> south of Interstate 40, accessed via Service Road, intended to provide for light <br /> industrial/manufacturing and research operations. The District is approximately 148 acres <br /> in area involving 2 parcels of property (PINs 9863-71-8857 and 9863-91-6573). <br /> • District 2 Commercial —Located east of Old NC Highway 86 and south of Interstate 40 <br /> intended to provide for high intensity office uses, retail, and service land uses. The District <br /> is approximately 47 acres in area involving 8 parcels of property (PINs 9873-11-4636, <br /> 9873-11-5415, 9873-11-7506, 9873-11-9450, 9873-11-7247, 9873-10-7937, 9873-20-2388, <br /> and 9873-10-4310). <br /> The properties are located within the Economic Development Transition land use category as <br /> denoted on the Future Land Use Map of the Comprehensive Plan and the Urban Designated Area <br /> as denoted on the Growth Management System Map. <br />
