The <br />plan was for a subdivision containing 16 lots ranging <br />in size from 1.3 acres to 5.1 acres. The subdivision <br />was proposed with 13 lots being served by two private <br />roads and the remaining 3 lots having frontage on <br />existing state roads. The preliminary plan indicated <br />the subdivision was to be developed in one phase. <br />The property is located at the northeast intersection <br />of Hopkins Road (SR 1537) and Bill Poole Road (SR <br />1536) in Little River Township. The property is not <br />zoned and the Land Use Plan designation is <br />Agricultural Residential. <br />On July 25, 1990, the applicant submitted an <br />application for Final Plat approval. The application <br />was considered incomplete since the required <br />improvements (roads, landscaping) had not been <br />installed and security was not provided for their <br />completion. On August 1, 1990 the Preliminary Plan <br />approval expired, since 12 months had elapsed without <br />Final Plat approval. <br />On January 8, 1990 the Subdivision Regulations were <br />amended to allow revisions to the phasing plans of <br />major subdivisions.
