p� e <br />1, <br />partial width rights -of -way just as it is with <br />private roads and no further subdivision. <br />Eidenier noted that this could be reviewed by the <br />Ordinance Review Committee. <br />Further discussion indicated concerns that future <br />developers or applicants would have over the <br />ability for further subdivision, particularly if <br />the adjoining properties were subdivided into <br />lots there were smaller than five -acre lots. <br />Scearbo explained that any further subdivision <br />would have to be reviewed for the determination <br />of public or private roads. The Planning Staff <br />and the Planning Board would have the option of <br />not approving further subdivision if the <br />right -of -way requirements were not met. <br />Best expressed the concern that future <br />subdivision of the adjoining properties would <br />require those property owners /developers to bear <br />the cost of all road improvements which would <br />also benefit those subdivisions already in place. <br />Best indicated he felt other Planning Board <br />members had the same concern. <br />Burklin expressed concern with anticipating what <br />"might' be developed in the future requiring <br />road improvements. Best responded that this was <br />a part of planning for the future developments. <br />Hamilton also indicated concern with restricting <br />further subdivision. <br />MOTION: Lewis moved approval as recommended by the <br />Planning Staff. Seconded by Burklin. <br />VOTE: Unanimous. <br />(To accommodate citizens who must leave for another meeting, <br />Agenda Item #10 c (1) Z -4 -90 Dorothy C. Bane was presented at this <br />point on the agenda.) <br />Presentation by Eddie Kirk. <br />The property in question is located on the south <br />side of US 70 approximately 750 feet west of <br />Mount Herman Church Road (SR 1713). It is known <br />as part of Lot 35, Tax Map 26 of Eno Township. <br />The total tract contains approximately 2 acres <br />and fronts on US 70 for a length of approximately <br />25 feet. Access will be provided by a private <br />road that extends along the south side of the <br />
