The subdivision is located south of High <br />Rock Road (SR 1340), approximately 1130 feet (.21 <br />mile) east of Charlie's Dead End (SR 1347). <br />The total lot size is 13 acres. The applicant <br />proposes to divide the property into three (3) lots. <br />An existing private road (30 foot right -of -way) <br />approximately 1000 feet in length provides access to <br />the lots. The required road classification is Class <br />B. <br />Reduction of the right -of -way from the required 50 <br />feet to the existing 30 feet is needed due to the <br />unwillingness of the owner of Lots 15 and 67 to grant <br />additional right -of -way. <br />The partial width right -of -way of 30 feet is requested <br />from High Rock Road to the northernmost property line <br />of Lot 15H (approximately 550 feet in length). The <br />remaining right -of -way (approximately 450 feet in <br />length) will be 50 feet. <br />The Planning Board recommended approval of the partial <br />width right -of -way on August 20, 1990. <br />
