ML� Q 7 9 5 i' <br />a <br />The Concept Plan for CK Properties was originally <br />submitted with a private road request in February <br />of 1989. That plan was approved with a public <br />road by the Planning Board on March 6, 1989. The <br />applicants requested an appeal of the Planning <br />Board's decision from the County Commissioners in <br />March of 1990. The Commissioners upheld the <br />approval with a public road. The Concept Plan <br />approval expired on March 6, 1990. The <br />applicants have resubmitted the Concept Plan with <br />a public road. <br />The property is located on the south side of <br />Dairyland Road (SR 1177) approximately 800 feet <br />west of the intersection with Dodsons Crossroads <br />(SR 1102). The property is zoned Residential -1; <br />the Land Use Element of the Comprehensive Plan <br />designates it as Rural Residential. Adjacent <br />land uses are residential. <br />The total acreage of the tract is 4.063 acres. <br />Four (4) lots are proposed which will access <br />Dairyland Road by Roy Road, to be upgraded to a <br />public road. The lots will have individual wells <br />and septic tanks. <br />The Planning Staff recommends approval of the <br />Concept Plan for CK Properties with a public <br />road built to State standards. <br />MOTION: Best moved approval as recommended by the <br />Planning Staff. Preliminary Plats (16 Lots) <br />0 (1) Four Birches - Amended Phasing Plan <br />(16 Lots - Little River Township) <br />Presentation by Eddie Kirk. <br />The preliminary plan for Four Birches was <br />approved by the Board of Commissioners on August <br />1, 1989. The plan was for a subdivision <br />containing 16 lots ranging in size from 1.3 acres <br />to 5.1 acres. The subdivision was proposed with <br />13 lots being served by two private roads and the <br />remaining 3 lots having frontage on existing <br />state roads. The preliminary plan indicated the <br />subdivision was to be developed in one phase. <br />
