r . <br />1) Extension of water and sewer into a defined <br />corridor for planned "Rural Villages ". <br />2) Development standards for lots in the Rural Buffer. <br />Currently, a minimum lot size of two -acres is <br />required. The proposed standards would retain that <br />standard as one of five permitted development options, <br />adding others that provide for larger lots and /or <br />environmentally - sensitive site design through <br />clustered or planned developments. <br />3) Creation of "Rural Villages ", with a small -scale <br />commercial core designed to serve the village only. <br />No changes to the Land Use Plan Map are necessary. <br />Because of'this item's inter- relatedness to the <br />other two items, it may be considered as a part of the <br />same hearing. Thus, no separate hearing on this <br />individual item is needed. This item may be <br />deferred as a part of the consideration process. <br />RECOMMENDATION: The Carrboro Planning staff recommends approval of the <br />proposed amendments as written. <br />The Chapel Hill Planning staff recommends that this <br />item be deferred pending consideration of this and <br />other matters by a proposed Joint Work Group. <br />Orange County Planning Staff recommends approval of <br />the proposed amendment as written. <br />
