a <br />The latest NCDOT traffic count on US 70 is a 1988 <br />count. This indicated 8,000 vehicles per day just <br />west of Mount Herman Church Road (SR 1713). A general <br />light industry on two acres of land could create <br />approximately 104 trips per day. <br />The applicant has submitted a minor subdivision for <br />the proposed lot with a request for a private road <br />along the south side of the property. The planning <br />staff is presently reviewing the private road <br />justification submitted with the application. If it <br />is determined that a private road is justified the <br />planning staff will approve the minor subdivision with <br />a private road. However, if a.public road is required <br />the subdivision will be brought before the Planning <br />Board and County Commissioners for approval as a major <br />subdivision. <br />RECOMMENDATION: The Planning Staff recommends approval of the proposed <br />rezoning from Rural Residential (R -1) to Light <br />Industrial (I-1). <br />
