It was presented for public hearing on November 27, <br />1989. The Board of Commissioners directed st f to receive comments <br />from the Orange County Board of Health regarding area requirements for <br />wells and septic tanks so that the policy might be re- evaluated. The <br />policy was established during approval of the Preliminary Plan for <br />- Morelands (September 2, 1986 minutes attached), but was never <br />translated into a development standard in the Subdivision Regulations. <br />Another aspect of the amendment addresses situations where a lot will <br />be served by public water or public sewer, but not both. That situation <br />is not now addressed in the subdivision regulations. <br />The Orange County Division of Environmental Health indicated that a <br />septic tank drain field and repair are can be located on an area of <br />about one - fourth (1/4) acre (10890 square feet) under conditions of <br />- ideal soils and topography. An area of about-3 /8 acre (16335 square <br />" -` feet) is more typical. It is required that the well be located at <br />=: least 100 feet from the septic tank or drain field, and at least 50 <br />feet from any structure. Setbacks of at least ten (10) feet are <br />required for both well and septic tank /drain field. <br />....... The attached diagrams provide examples of minimum lot sizes that would <br />be necessary to meet requirements of Environmental Health, and <br />setback and frontage requirements for rectangular lots in the <br />1� unzoned townships. The absolute minimum size needed for a lot would <br />- depend on the specific location of the well, septic tank, residence, <br />and driveway, and could be larger or smaller than any figure chosen as <br />a minimum lot size.
