ADOPTED <br />31290- 9 <br />CONCEPTUAL GUIDELINES FOR THE RURAL BOUNDARY PORTION OF THE <br />RURAL CHARACTER STUDY <br />Adopted by the Rural Character Study Committee March 12, 1990 <br />PART ONE - DEVELOPMENT OPTIONS <br />1) The Committee finds that five development categories <br />should be permitted within the Rural Boundary district, <br />as defined on the attached map, and in Parts Two and . <br />Four. These categories or options, followed by a brief <br />description, are as follows: <br />OPTION A. Allows for two -acre lot developments, as is <br />permitted presently in Rural Buffer. <br />Resources protected as'in present manner. <br />OPTION B. Allows for five -acre lot developments, treated <br />as Minor Subdivisions, with an expedited and <br />simplified subdivision review process (staff <br />approval), private roads, and lower fees as <br />incentives. Resources protected as in present <br />manner. <br />OPTION C. Allows for clustered 1 -acre lot developments <br />with 40% open space. <br />OPTION D. Allows for a planned developments with a <br />density of 0.72 (72 units per 100 acres) and <br />67% open space. <br />OPTION E. Allows for development of a Rural Village, <br />with a density of 0.84 (84 units per 100 <br />acres), 80% open space and minimum,of 200 <br />acres in size. Use of transferred develo meet <br />rights would_ be required in order to utilize <br />tb.is o R tion . <br />e� <br />2) The Committee recommends that four of these five <br />development actions be a matter of right for the <br />property owner. Option E would be allowed as per item 3) <br />below: ' <br />3) The Committee finds that Option E is significantly <br />different from the other options, and should therefore <br />be permitted with the following conditions: <br />a. There should be a minimum tract size of 200 acres. <br />b. Public water and sewer extension should be required <br />for Option E developments. Such lines should be <br />adequately sized and limited to serve the village <br />only. <br />1 <br />
