10
arterial or collector street on an
approved Thoroughfare Plan for a
municipality or in the Orange County
Comprehensive Plan.
(The proposed road is neither an arterial nor
a collector.)
Provided, however, private roads may be
allowed in a subdivision where, in the
judgment of the Planning Board and with the
approval of the Board of County Commissioners,
it is found that the nature and location of
the subdivision are such that a private road
is justified.
(The road is located in the AIR zoning district
where the minimum residential Iot size is
0.92 acre. Setbacks are the
minimum required.)
b. The retention and /or provision of
landscaping and use of clustering of
dwelling units to screen the view of
the subdivision from public roads
and /or maintain a wooded or forested
character;
(The site is approximately half wooded.
