Smites <br />- Preliminary Plan <br />DATE: June 26, 1990 <br />The standards contained in the Subdivision Regulations <br />pertaining to public and private roads are listed below. The <br />Planning Staff comment regarding each is provided in italics. <br />IV-B-3 -d -1, Roads - Public roads are generally required in <br />all subdivisions and will be required where it <br />is found that: <br />1. The subdivision roads, if constructed •zo <br />State standards, would be accepted by the <br />State for maintenance due to density or <br />other State requirement; or <br />(According to the Department of Transporta- <br />tion, a road .less than one mile in length <br />must provide ingress and egress for at leas. <br />5 occupied permanent residences, or t.ue <br />equivalent of 50 trips per day, before it may <br />be accepted by the State for miaintenance. <br />Simmons Lane currently provides access for <br />five residences; however, 3 of those are <br />mobile homes and 3 have access to Simmons <br />Lane by a ten -foot access easement. NCDOT <br />would consider these negative factors when <br />reviewing any request for State main -_enan ce.) <br />2. The subdivision streets extend existing <br />streets which are public; or <br />(The subdivision does not extend an existing <br />public street.) <br />3. The subdivision roads are part of a <br />development which is located in an area <br />designated as Urban or Transition on the <br />Orange County Comprehensive Plan; or <br />(The subdivision is not located in a <br />designated Transition Area.) <br />4.
