Current standards require that the <br />efficiency apartment be located within or attached to <br />the principal residence. <br />Planning.Staff has encountered difficulty in <br />determining if an efficiency apartment is "attached" in <br />a manner which complies with the intent of the <br />ordinance. In one instance, it was requested that the <br />efficiency apartment be "attached" to the primary <br />residence via a 100 -foot long enclosed walkway. <br />The proposed amendment would allow one detached or <br />attached efficiency apartment per lot if: <br />1. The size of the unit does not exceed 25% of <br />gross floor area of the principal dwelling unit <br />but not more than 800 square feet; <br />2. Minimum lot size requirements of the zoning district <br />are met; <br />3. The unit complies with the N:C. Residential Building <br />Code; <br />4. Water supply and sanitary facilities have been <br />approved; and <br />
