3 <br />constructed. All such improvements and facilities <br />shall further be maintained and operated in a safe <br />manner. <br />5. The grantee shall promulgate rules and regulations <br />governing tenancy in the development which shall <br />restrict accumulation of trash and rubbish outside of <br />the mobile home units, shall restrict storage of goods <br />outside of mobile homes and which shall further <br />prohibit the storage of junked or unregistered motor <br />vehicles. The grantee shall file with the Orange <br />County Planning Department a copy of the rules and <br />regulations promulgated under this condition and <br />maintain an up -to --date copy of the rules and <br />regulations in the Orange County Planning Department. <br />6. The recreation areas shall be cleared and grassed <br />around the proposed improvements. A tennis court <br />shall be constructed, picnic area and shelter <br />installed and children's swings built. Pedestrian <br />paths and walking paths shall also be constructed as <br />recommended by the Orange County Recreation and Parks <br />Department. The recreation facilities and sites shall <br />be open to the tenants of this development at all <br />reasonable times, periods for maintenance excepted. <br />Five (5) parking spaces shall be provided for the <br />recreation area. <br />7. Grading on the site shall be kept to a minimum. In <br />lieu of planted landscaping, existing vegetation shall <br />be maintained between units. <br />8. All plans for grading, drainage, soil erosion and <br />sedimentation control shall be reviewed and approved <br />by the Orange County Erosion Control Officer and <br />Orange County Engineer. In addition, the Orange <br />County Erosion Control Officer and Orange County <br />Engineer shall inspect the installation of control <br />devices and the on going work for the total project. <br />The project shall at all times meet the requirements <br />of the Orange County Soil Erosion and Sedimentation <br />Control Ordinance. <br />9. Cluster mailboxes shall be provided close to the <br />entrance as approved by the Hillsborough Postmaster on <br />May 3, 1990. <br />10. There shall be at least two (2) parking spaces per <br />mobile home unit in the development. <br />11. The roads in the mobile home park shall be paved, all <br />weather surfaces consisting of four (4) inches of base <br />material (crusher run) and one and one -half (1 -1/2) <br />inches of 1-2 asphalt or tar and gravel surface <br />treatment consisting of a minimum of six (6) inches of <br />base material (crusher run) covered with alternating <br />layers of tar and pea -size gravel. <br />
