". Also included in the definition are <br />several exemptions, which include the combination, or <br />recombination of existing lots. <br />For a combination or recombination to be exempt, the <br />resultant lots must equal or exceed certain standards of <br />the Subdivision Regulations. Those standards include lot <br />area, lot width, access to a public road, and Health <br />Department approval of a sewage disposal site. <br />Non - conforming lots, by definition, do not meet these <br />requirements. The most common non - conformities are lot <br />size and lot width. <br />The proposed amendment would allow non - conforming lots to <br />be combined or recombined if no additional non - conforming <br />aspects of the lots are created, and the resultant lots <br />meet applicable impervious surface standards. <br />The proposal was presented for public hearing on May 29, <br />1990. There were no comments. The Planning Board <br />recommended approval of the proposed amendment on June 18. <br />RECOMMENDATION: The Administration recommends approval of the proposed <br />amendment. <br />
