0 <br />EXISTING AND PROPOSED ORDINANCE PROVISIONS: <br />3 <br />*IV- B -S -d. Flag Lots <br />a) Intent <br />*Amended <br />7/5/88 Orange County discourages and restricts forming flag <br />lots as defined in Section II - Definitions). A flag <br />lot shall be permitted if necessary to allow a property <br />owner reasonable use and benefit from his land or to <br />alleviate situations which would otherwise cause extreme <br />hardship for him. <br />b) Lot Standards <br />Flag lots are prehibibeel emeept allowed only: <br />(A) where necessary to eliminate access onto <br />arterials (See Figure 1); <br />(B) to reasonably utilize irregularly shaped land <br />(See Figure 2); <br />(C) to reasonably utilize land with difficult <br />topography (See Figure 3); <br />(D) to reasonably utilize land with limited sites <br />suitable for septic tank nitrification fields <br />(See Figure 4); or <br />u where it is unlikely that a road created in <br />lieu of a flact lot would ever be extended or <br />otherwise needed to provide access to <br />ad'oinin arcels See Figure 5.). <br />No flag lot will be allowed if it increases the number <br />of access points onto an arterial or collector street. <br />*** * * * * * * * * * * * * * * * * * * * * * * * * * * * * * ** <br />ORDINANCE REVIEW SUBCOMITTEE: The Ordinance Review Committee <br />considered the proposed amendment on April 4, 1990 and recommended <br />approval. <br />PLANNING BOARD REVIEW: The Planning Board considered the proposed <br />amendment on June 18, 1990 and recommended approval. <br />SOCC REVIEW: <br />
