amendment includes text which informs the applicant of the benefits <br />received through Concept Plan approval. <br />EXISTING AND PROPOSED ORDINANCE PROVISIONS: <br />III -C. AaRroval Procedures for Minor Subdivision <br />III -C -1. Concept Plan Submission <br />Submittal of a Concept Plan is not mandatory but is advisable <br />in most cases , particularly where access easements are <br />needed. Concept Plan review can reveal any aspects of the <br />project which are inconsistent with standards of the <br />Subdivision Regulations. In addition com lete information <br />on what will be re uired for Final Plat a roval can be <br />rovided through the review Rrocess. The review process also <br />permits reconsideration or redesign of the project prior to <br />sic <br />nificant investment by the subdivider. <br />Prior to the submission <br />ehall maysubmit to the <br />the Concept Plan of the <br />submitted, the Concept <br />with the specifications <br />forth in Section V -B of <br />of the Final Plat, the subdivider <br />Planning Department two (2) copies of <br />proposed minor subdivision. If <br />Plan shall be prepared in accordance <br />for Concept Plan drawings as set <br />this Ordinance. <br />Upon submission of a <br />Conce t Plan the Planning Department jWki-c& shall review the <br />Concept Plan for general compliance with the requirements of <br />this Ordinance and the Zoning Ordinance, if applicable, and <br />shall advise the subdivider or his /her authorized agent of <br />the regulations pertaining to the proposed subdivision, of <br />any changes required in order to comply with the provisions <br />of this Ordinance, and the procedures to be followed in the <br />preparation and submission of the Final Plat. <br />The Planning Department shall complete its review of the <br />Concept Plan within fourteen (14) days of submission by the <br />applicant.
