C. Scenic areas will be preserved by utilizing natural
contours, enlarged setbacks and additional buffer.
d. Maximum wildlife and botanical species will be conserved
and maintained by minimal destruction of existing trees,
shrubbery and ground vegetation as described in Primary
and Secondary Tree Protection Area.
2. State Maintenance
Harmony Church Road is an existing gravel state road which
gives access to the proposed Melody Circle. It is most unlikely
that the North Carolina Department of Transportation will take
over maintenance of Melody Circle. It is one mile from the
proposed subdivision to the nearest two paved road.
(Intersections of; Harmony Church Road (SR 1341) and Lonesome
Road (SR 1350) and Mill Creek Road (SR 1343)). Mike Cowan,
District Engineer with the North Carolina Department of
Transportation stated in a phone conversation on 12/21/89 that
this section of Harmony Church Road (SR 1341) ranks 103 on the
list of roads to be paved. It is Mr. Cowan's opinion that the
paving of Harmony Church Road will not occur for at least twelve
years, and possibly longer.
3. Restrictive Covenants
Subdivision covenants will expressly prohibit further
subdivision. This will maintain the low density character of the
subdivision.
4. Recreation /Open Areas.
In addition to fees required for parkland dedication, a
private 2500 square fopt recreation area has been established for
use by all residents of the subdivision. The park area will be
maintained by the developer until all lots are sold. At the that
time, ownership will be deeded to the Home Owners Association.
5. Other Design Features
Stream Buffers and Drainage Easements, if any, have yet to
be determined
