C. Scenic areas will be preserved by utilizing natural <br />contours, enlarged setbacks and additional buffer. <br />d. Maximum wildlife and botanical species will be conserved <br />and maintained by minimal destruction of existing trees, <br />shrubbery and ground vegetation as described in Primary <br />and Secondary Tree Protection Area. <br />2. State Maintenance <br />Harmony Church Road is an existing gravel state road which <br />gives access to the proposed Melody Circle. It is most unlikely <br />that the North Carolina Department of Transportation will take <br />over maintenance of Melody Circle. It is one mile from the <br />proposed subdivision to the nearest two paved road. <br />(Intersections of; Harmony Church Road (SR 1341) and Lonesome <br />Road (SR 1350) and Mill Creek Road (SR 1343)). Mike Cowan, <br />District Engineer with the North Carolina Department of <br />Transportation stated in a phone conversation on 12/21/89 that <br />this section of Harmony Church Road (SR 1341) ranks 103 on the <br />list of roads to be paved. It is Mr. Cowan's opinion that the <br />paving of Harmony Church Road will not occur for at least twelve <br />years, and possibly longer. <br />3. Restrictive Covenants <br />Subdivision covenants will expressly prohibit further <br />subdivision. This will maintain the low density character of the <br />subdivision. <br />4. Recreation /Open Areas. <br />In addition to fees required for parkland dedication, a <br />private 2500 square fopt recreation area has been established for <br />use by all residents of the subdivision. The park area will be <br />maintained by the developer until all lots are sold. At the that <br />time, ownership will be deeded to the Home Owners Association. <br />5. Other Design Features <br />Stream Buffers and Drainage Easements, if any, have yet to <br />be determined <br />
