Harmony Church Road <br />(SR 1341) is an unpaved state maintained road. The <br />tract is 7.81 acres in size with six (6) lots <br />proposed. Lot sizes range from 1.67 acres to 1.03 <br />acres. <br />The property is unzoned, however, in the Land Use <br />Element of the Comprehensive Plan, the property is <br />designated Agricultural Residential and Water Supply <br />Watershed. It is located in the Back Creek Watershed. <br />The 1988 traffic count on Harmony Church Road was 150 <br />trips per day south of the intersection with Poteat <br />Road. <br />A Class B private road (Melody Circle) is proposed to <br />serve the subdivision. A private road justification <br />has been submitted by the applicant. Considering the <br />number of lots, location and rural character of the <br />surrounding area a road built to Class B standards is <br />appropriate. <br />Phase I of Harmony Acres was a minor subdivision and <br />involved three lots on the west side of Harmony Church <br />Road directly across from this property. <br />
