Mill Creek Road is <br />designated as a collector in the Orange County <br />Comprehensive Plan. The property is 15.7 acres in <br />size with 10 lots proposed. Lots range from 1 to 2.5 <br />acres in size with an average of 1.47 acres. <br />The property is zoned Rural Residential (R -1) and <br />Protected Watershed (PW --II) and designated Rural <br />Residential and Protected Watershed in the <br />Comprehensive Plan. It is located in the Back Creek <br />Watershed. A 1989 traffic count on Mill Creek Road <br />just north of High Rock Road indicated 900 vehicles <br />per day. <br />The applicant is proposing a public road (Deer Chase <br />Drive) to serve the subdivision. All lots except lots <br />2, 9, and 10 would receive access from Deer Chase <br />Drive. The other lots would have frontage on Mill <br />Creek Road. <br />The Concept Plan for International Real Estate <br />Services was approved by the Planning Board on <br />February 19, 1990 with a public road and one <br />condition: <br />1.
