Seconded by Waddell. <br />VOTE: Unanimous. <br />(2) Phase II - Harmony Acres <br />(6 Lots - Cedar Grove Township) <br />Presentation by Eddie Kirk. <br />The property is located in CedarcGrove Township <br />on the east side of Harmony state <br />Church Road (SR 1341) is an unpaved <br />maintained road. The tract is 7.81 acres in size <br />with six (6) lots proposed. Lot sizes range from <br />1.67 acres to 1.03 acres. <br />The property is unzoned, however, in the L <br />Land Use <br />Element of the Comprehensive Plan, the property <br />is designated Agricultural Residential and water <br />Supply Watershed. It is located in the Back <br />Creek Watershed. The 1988 traffic count osouth <br />Harmony Church Road was 150 trips p Y <br />of the intersection with Poteat Road. <br />A Class B private road (Melody Circle) is <br />proposed to serve the subdivision. A private <br />road justification has been submitted by the <br />applicant. Considering the number of lots, <br />location and rural character of the surrounding <br />area a road built to Class B standards is <br />appropriate. <br />Phase I of Harmony Acres was a minor subdivision <br />and involved three lots on the wet from this <br />Harmony Church Road directly across <br />property. <br />r <br />
