The tract is zoned Residential -1 and is <br />adjacent to the Rural Buffer. The Land Use Plan <br />designation is Rural Residential. Adjacent land uses <br />are residential. <br />The total acreage of the tract is 16.7 acres. Six (6) <br />new lots are proposed to be served by individual wells <br />and septic tanks. The average lot size is 2.8 acres. <br />A new private road, Cheng Court is proposed to <br />serve four of the new lots. The applicant's private <br />road justification and the Planning Staff's evaluation <br />are included in the attachments. <br />Storey Lane and Benton Drive are pre- existing public <br />roads created during the 1950's with the Acres of New <br />Hope Subdivision.
