The applicant <br />proposes to divide the property into two (2) lots. An <br />existing private road (30 foot right -of -way) <br />approximately 1380 feet in length provides access to <br />the lots. The required road classification is Class <br />B. <br />Reduction of the right -of -way from the required 50 <br />feet to the existing 30 feet is needed due to the <br />unwillingness of the property owners, who own the road <br />from East Lebanon to the property in question, to <br />grant additional right -of -way. <br />In an effort to rectify the insufficient right -of -way <br />width along the Riley property, the Planning <br />Department has requested that an additional 10 feet of <br />right -of -way be dedicated. In the event the owner of <br />Lot 5D wishes to subdivide, he will be required to <br />dedicate the remaining 10 feet for the 50 foot right- <br />
