the requirements of the project; and shall require such <br />professional engineers to place their seal, name and <br />signature on the drawings and specifications prepared by <br />them. <br />Article 2, paragraph 2.4.2: The Architect, after <br />consultation with Owner, shall prepare the necessary bidding <br />information and bid forms to comply with public building laws <br />as set forth in North Carolina General Statutes Chapter 143, <br />including the necessary information required by Chapter 87 of <br />the North Carolina General Statutes pertaining to the <br />licensing of contractors, and shall assist the Owner in the <br />preparation of the conditions of the contract and the form of <br />the agreement between the Owner and the General and Prime <br />Contractors. <br />Article 2: paragraph 2.4.3: The Architect shall advise the <br />Owner of any adjustments to previous statements of probable <br />Construction Costs indicated by changes in scope of the work <br />requirements or general market conditions. <br />Add as Article 2; paragraph 2.4.5: The Architect shall <br />include in the bidding information, plans or specifications a <br />requirement that Prime Contractors provide operation manuals <br />and adequate training for the Owner in the operation of <br />mechanical, electrical, heating and air - conditioning systems <br />installed by the Prime Contractors. <br />Add as Article ti; paragraph 2.5.2: In the event the lowest <br />responsibie bids exceed the funds appropriated for the <br />project, the Architect, in consultation with and at the <br />direction of the Owner, shall provide such modifications in <br />the contract documents as shall be necessary to bring the <br />cost of the project within the project's budget." <br />Article 2; paragraph 2.6.2: The Architect shall provide <br />administration of all Prime Contracts for Construction as set <br />forth below and in the edition of AIA Document A201, General <br />Conditions of the Contract for Construction, current as of <br />the date of this Agreement, unless otherwise provided in this <br />Agreement, as amended by the Owner. <br />Article 2; paragraph 2.6.3: Construction Phase duties, <br />responsibility and limitation of authority of the Architect <br />shall not be restricted, modified or extended without written <br />agreement of the Owner and Architect and notice to prime <br />contractors. <br />Article 2; paragraph 2.6.4: The Architect shall be the <br />representative of the Owner during the construction phase, <br />and shall advise and consult with the Owner.
