13 <br />HAKAN /CORLEY COMMENTS: 5/7/90 <br />ORANGE COUNTY GOVERNMENT SERVICES CENTER <br />Hillsborough, NC <br />Project #9010 <br />EXHIBIT "A" <br />MODIFICATIONS OF THE STANDARD AIA CONTRACT DOCUMENT B141 <br />THE FOLLOWING SECTIONS ARE MODIFIED TO READ: <br />Article 1, paragraph 1.1.2: The Architect's services shall be <br />performed as expeditiously as is consistent with professional <br />skill and care and the orderly progress of the work. Upon <br />request of the Owner, the Architect shall submit for the Owner's <br />approval a schedule for the performance of the Architect's <br />services which may be adjusted by mutual agreement of the Owner <br />and the Architect, as the project proceeds, and shall include <br />allowances for periods of time required for the Owner's review <br />and for the approval of submissions by authorities having <br />jurisdiction over the Project. Time limits established by this <br />schedule approved by the Owner shall not, except for reasonable <br />cause, be exceeded by the Architect or Owner. <br />Article 2, paragraph 2.1.1: The Architect's Basic Services <br />consist of those described in Paragraphs 2.2 through 2.6 and <br />any other services identified in Article 12 as part of Basic <br />Services, and include normal Structural, Mechanical and <br />Electrical* Engineering services. <br />* <br />Delete: ... "and any other engineering services necessary to <br />produce a complete and accurate set of construction documents <br />as described in paragraph 2.4." For example, "normal" <br />consulting services would not include acoustical, lighting, <br />traffic, deep foundations, and interior design (furniture) <br />consultants. <br />Article 2, paragraph 2.2.1: The Architect shall furnish a <br />program to the Owner, as Basic Services, to ascertain the <br />requirements of the Project and shall arrive at a mutual <br />understanding of such requirements with the Owner, and shall <br />submit such understanding in writing, and shall furnish a copy to <br />the Owner for its approval before proceeding with preliminary <br />designs. <br />Article 2: add as paragraph 2.3.3 the following: The Architect <br />shall consider the placement of windows to use the climate of <br />North Carolina for both light and ventilation in the case of <br />power shortages.* <br />* Delete the following: ... "and also shall consider the <br />installation of solar energy systems in the design of these <br />facilities as required by NCGS 115C -521 (c)." <br />NCGS 115C -521 (c) applies to the construction of schools <br />only. Solar energy systems are not practical for the size of <br />the building and the proposed budget. <br />-1- <br />
