A provision that there be no further subdivision of any lot <br />created by this subdivision shall be included in a document <br />describing development restrictions and requ- remen:s to be <br />prepared by Planning Staff and recorded concurrently with the <br />Final Plat. <br />4. All lots shall access onto Melody Circle. Cash in the amount of $445.00 shall be paid to Orange County <br />as payment -in -lieu of parkland dedication. (1/35 x <br />$2,596.67/acre = $74.19/lot x 6 lots = $445.00) <br />2. The applicant shall submit documents, to be approved by the <br />County'Attorney, which ensure maintenance of the .06 acre <br />recreation area. This area is to be owned by the homeowners <br />Association. <br />.. Miscellaneous <br />1. The Final Plat shall contain a title block and vicinity map <br />in accordance with Section V -D -2 and V -D -3 of the Orance <br />County Subdivision Regulations. <br />
