ORANGE COUNTY <br />HILLSBOROUGH <br />NORTH CAROLINA <br />INTEROFFICE MEMORANDUM <br />TO: John Link, County Manager <br />FROM: Paul Thames, County Engineer <br />DATE: June 1, 1990 <br />16'4& 'La .d 1752 <br />SUBJECT: Roadway paving costs for Chestnut Oaks Subdivision, a <br />project for Orange County Habitat for Humanity. <br />As per your request, I have done a quantity takeoff and cost <br />estimate for developing and paving the roads for the above <br />referenced project. In an effort to make my estimates, which are <br />admittedly rough, I have done a preliminary drainage design based <br />on USGS topography mapping, and I have visited the site. <br />Basically the roadway portion of the development can be divided <br />into three components or phases. The first phase or section is <br />the first part of the main road of the project, Gemena Road. At <br />the present time, approximately 1100 feet of this road exists as a <br />gravel road in fair to good condition. The seven houses which <br />presently exist in the subdivision front on this road. The <br />existing roadway section could qualify, in its present condition, <br />as a Class A private road under the OC Subdivision regulations. <br />If the road were to be constructed to public road standards, it <br />would have to be paved with a 20 foot wide travel section. This <br />particular section of Gemena would have to be regraded somewhat to <br />allow the proper roadway cross slopes, shoulders and ditches. It <br />would also require a new gravel base course and asphalt paving. <br />The second phase or section of the roadways is Habitat Court, a <br />cul -de -sac of approximately 500 feet in length, with a circular <br />turnaround at the end. This section would have to be cleared and <br />graded entirely as no section of it presently exists. <br />Constructing this road would allow access to six new lots -four on <br />the cul -de -sac and two on Gemena Road. <br />The third and final section of roadway development, which allows <br />access to 21 additional lots, is the remaining section of Gemena <br />Road which is approximately 2900 feet in length, the last 1800 <br />feet forming a large loop. This section of roadway could also be <br />built in two or more sections ( 1500 feet would access 9 lots), <br />but I have calculated it as one complete section. This portion of <br />Gemena Road contains a 600 foot long section of road which has no <br />
