To make the Zoning Atlas consistent <br />with the Comprehensive Plan, the Rural Residential <br />areas must be rezoned to Residential -1. <br />Most of the property proposed for rezoning is located <br />on the south side of NC Highway 54 near the white <br />Cross Rural Community Activity Node. A smaller portion <br />is located on the north side of Dairyland Road (SR <br />1177) west of Dodsons Crossroads (sR 1102). The <br />current zoning is Agricultural Residential. ResidEn- <br />tial-1 zoning is recommended to provide the consis- <br />tency referenced above. <br />If approved, the rezoning from AR to R -1 would make <br />very little difference with regard to land use /devel- <br />opment. The minimum lot width required is 150 feet in <br />AR and 130 feet in R -1. Uses permitted in AR which are <br />not permitted in R -1 are as follows: <br />Commercial Feeder Operation <br />Greenhouse (with on- premise sales) <br />Cemetery (requires a Class B SUP in R -1) <br />Nonprofit Educational Cooperative (Class A SUP) <br />
