Planning De artment Review Procedures <br />0 <br />059 <br />Upon receipt of the Concept Plan, the Planning Department <br />shall review the proposal for general compliance with the <br />requirements of this Ordinance and the Zoning Ordinance, if <br />applicable, includin the resence of an sites identified <br />in "An Inventor of Sites of Cultural Historic <br />Recreational Biolo ical and Geolo ical Si nificance in the <br />unincor orated Portion of Oran a Count or. "Inventor of <br />the Natural Areas and Wildlife Habitats of Oran a Count <br />North Carolina" The Planning Department shall also consider <br />the general suitability of the land for development to avoid <br />unnecessary expense in the redesign of acceptable <br />subdivision proposals. The Planning Department shall review <br />the proposal for compatibility with the Orange County <br />Comprehensive Plan and, in particular, determine if proposed <br />sites for schools and other public /private facilities are to <br />be reserved and /or provided. <br />III -D -2. Preliminar Plat ARRroval <br />III- D -2--a. Application Requirements <br />For every subdivision within the territorial jurisdiction <br />established by Section I of this Ordinance, and which does <br />not qualify for minor subdivision approval procedures, the <br />subdivider shall submit a Preliminary Plat which shall be <br />reviewed by the Planning Board and approved by the <br />Board of Commissioners before any site disturbance, <br />construction or installation of improvements may begin. <br />Applications iled with the Preliminary <br />Planning Departmentandpshallp <br />shall be f contain <br />shall <br />the following information: <br />7 A statement describin the methods ro osed to rotect <br />environmental resources identified in "An inventory of <br />Sites of Cultural Historic Recreational Bio10 ical <br />and Geological Significance in the unincoo orated <br />Portion of Oran e County" and "Inventor of the Natural <br />Areas and Wildlife Habitats of Oran a Count North <br />Carolina ". <br />
