039 <br />RELAM AMENDMENTS TO THE ZONING ORDINANCE AND SUBDIVISION REGULATIONS. <br />L <br />SUBDIVISION REGULATIONS <br />Proposed amendments to the Subdivision Regulations involve the <br />protection of natural and cultural resources. These ordinance changes <br />are proposed so that resources may be protected without subjecting. <br />single - family developments or subdivisions to the procedural <br />requirements of the Environmental Impact Ordinance. The amendments <br />include development standards as well as procedural and technical <br />changes. The amendments to the various sections of the Subdivision <br />Regulations are described below: <br />Changes in Development Standards <br />Section IV -B -2 Land Suitability <br />- The format of the text has been modified to break up an existing <br />long paragraph. <br />- A protection strategy for natural and cultural resources located <br />within the boundaries of a subdivision would be required. A <br />sampling of protection measures which may be used in the strategy <br />is provided.. <br />Section IV- B--5 -d Flaa Lots <br />- Protection of natural and cultural resources may be used as a <br />justification for the creation of flag lots. <br />Section IV -B -10 Cluster-Developments <br />a) Intent <br />Cluster development may be a required component of the <br />protection strategy. <br />d ownership of and Conveyance of Cluster Recreation/Open Space <br />Permanency of Open Space used to protect natural and cultural <br />resources must be guaranteed with conservation easements, <br />dedication to County, restrictive covenants, or other means <br />appropriate for long -term preservation. <br />
