003 <br />of Tax Map 2 in Chapel Hill Township. The existing park <br />contains 57 mobile home spaces. The applicant is proposing to <br />remove four (4) mobile home spaces from the existing park, <br />add a residence for the park manager, and relocate the <br />required 25 acres of open space from the west side of the <br />existing park to the south side of the park. <br />3. PD -2 -90 The Woods <br />A Planned Development Mobile Home Park is proposed on <br />property located immediately east of the Woods Edge Mobile <br />Home Park. The property is bounded by I -40 to the west, and <br />Woods Edge Mobile Home Park to the east. Access to NC 86 is <br />provided through Woods Edge Mobile Home Park. <br />The property contains 48.8 acres, specifically described as <br />part of Lot 13, Block B, of Tax Map 49 in Hillsborough <br />Township, and part of lots 29G and 16 of Tax Map 2 in Chapel <br />Hill Township. <br />The proposed Mobile Home Park contains 54 spaces. The <br />existing zoning district is R1 - Rural Residential. The <br />proposed zoning district is PD- MHP -R1 - Planned Development <br />Mobile Home Park. <br />ZONING ORDINANCE TEXT AMENDMENTS <br />The proposed amendments to the Orange County Zoning <br />Ordinance are as follows: <br />1. Amend ARTICLE 8.8 REGULATIONS GOVERNING INDIVIDUAL SPECIAL <br />USES by requiring the submission of ten (10) copies of an <br />Environmental Assessment and /or Impact Statement as part <br />of a Special Use Permit application if an Assessment <br />and /or Statement is required by the Environmental Impact <br />Ordinance. <br />2. Amend ARTICLE 14. SITE PLAN APPROVAL PROCEDURES by: <br />a. Requiring the submission of three (3) copies of an <br />Environmental Assessment and /or Impact Statement as <br />part of a Site Plan application if an Assessment and /or <br />Statement.is required by the Environmental Impact <br />Ordinance. <br />b. Requiring the Planning Department to withhold approval <br />of a Site Plan application until an Environmental <br />Impact Statement has been made available for public <br />review and presented to the Board of Commissioners for <br />consideration. <br />3. Amend ARTICLE 6.25.7 WATER SUPPLY /SEWAGE DISPOSAL <br />• FACILITIES REQUIRED to permit the owners of existing <br />residences in University Lake watershed to locate repair <br />
