D M I � V Infrast Aprile10,n1990 <br />Any restaurant with more then 4,000 square feet <br />Any office development with 50,000 square feet or more <br />Any manufacturing facility with over 300 employees or more than <br />200,000 square feet <br />Joan Jobsis was concerned that if an area was pre- zoned, it may not <br />require a Traffic Impact Study. Guido De Maere suggested that a study <br />like this would want to be undertaken before pre - zoning occurred here. <br />Pre - zoning of the Efland /Cheeks Commercial /Industrial Node would <br />require studies under which the County would be the one requesting the <br />change. <br />VI. Rural Character Study Update <br />Dolly Hunter started by telling the committee that a subcommittee of <br />the Rural Character Study Committee had held meetings with the Township <br />Advisory Councils and Homeowners Associations to pass out information. <br />This was used to debunk many of the misconceptions people had <br />concerning the Rural Character Study. A result of that was rural <br />buffer proposals that were presented to the Board of County <br />Commissioners (Handout #2). The Board of County Commissioners was <br />positive to this set of recommendations; they would like the Rural <br />Character Study to complete its recommendations on the remainder of <br />Orange County by June 21 so that the current commissioners can vote on <br />the proposals before they either leave office or possibly are not re- <br />elected. Dolly said that the Rural Character Study Committee would <br />have to get the Rural Buffer information completed by May 11 in order <br />Page 8 <br />
