The following areas have been identified as potential activity <br />nodes in the Township: <br />REFERENCE: HB -1, Coleman Loop <br />LOCATION: NC 86 and Coleman Loop (SR 1334) <br />PLAN CATEGORY: Rural Neighborhood <br />ANALYSIS AND EVALUATION: This node is located at the intersection <br />of an arterial highway (NC 86) and a collector (SR 1334 <br />mercial uses presently exist near this node on NC 86. Thereoare <br />no environmental constraints that would hinder further small -scale <br />commercial development, nor would this scale of commercial <br />development disrupt the residential areas nearby. The lack of <br />water or sewer lines in the limits the scale of new development. <br />Due to the .existence of commercial uses in the area, only limited <br />new development would be necessary during the 20 -year planning <br />horizon. Encouragement should be given to reuse of existing commercial establishments tif they bwere atoofalld <br />into disrepair or become vacant. <br />REFERENCE: HB -2, Major Business Forms <br />LOCATION: NC 86 and Coleman Loop (SR 1332) <br />PLAN CATEGORY: Rural Industrial <br />ANALYSIS AND EVALUATION: This node is located at the intersection <br />of,an arterial highway (NC 86) and a collector (SR 1332). Small <br />scale industrial use presently exists at this node. No environ- <br />mental constraints exist that would hinder small scale, rural <br />industrial development in the area. This type of development <br />would not disrupt a residential area. <br />industrial development at this node will hbeslimited by future <br />municipal water and sewer lines and the capacity of NC 86 to <br />handle additional traffic. These factors, among others, should be <br />taken into consideration during the review of expanded rural <br />industrial use at this activity node. <br />REFERENCE: HB -3, St. Mary's <br />LOCATION: US Highway 70 By -pass and St. Mary's Road (SR 1002) <br />PLAN CATEGORY: Commercial Transition <br />ANALYSIS AND EVALUATION: This node is located at the intersection <br />of an arterial (US 70 Bypass) and a collector (St. Mary's Road). <br />A small gas station, a convenience store with <br />gas ps an a flea <br />market store presently exist near the node. No natural environ- <br />mental constraints hinder medium to higher intensity commercial <br />development in this area. However, cdnstraints are imposed by the <br />arrangement of the highway and its access points re <br />design to safely accommodate additional commercial development. <br />Redesign could include turning lanes on US 70 Bypass and /or St. <br />Mary's Road at their intersection, and /or perhaps a stoplight. <br />Due to the increase in residential density in the immediate <br />vicinity, sewer lines are likely to be extended, adding important <br />22 <br />
