The following easements shall be shown on the plat: <br />Proposed 50' private right -of --way on British.Lane <br />50' drainage easement along the branch on the east side <br />of lots 3, 4 and 5 <br />Existing powerline easements <br />- A 30' easement bet ween lots 7 and 8 for access to lot 6 <br />4. A setback of 40 feet shall be maintained as measured from the <br />edge of right -of -way. Side yards shall be a minimum of 20 <br />feet, and rear yards a minimum of 20 feet. These setback <br />requirements shall be stated on the plat, and in a document <br />describing development restrictions and requirements to be <br />prepared by Planning Staff and recorded concurrently with the <br />Final Plat. <br />5. Receive final approval of easement agreements, restrictive <br />covenants, and private road maintenance agreement documents <br />from the County Attorney. <br />6_. A note shall be placed on the.plat indicating that lot 6 <br />shall use the access easement between lots 7 and 8 and shall <br />not receive access from Dair land Road. <br />Certifications <br />1. A Certificate of Survey and Accuracy signed by a registered <br />Land Surveyor shall be notarized on the face.-of the Final- <br />Plat. <br />2. A Certificate of Dedication.:and Maintenance signed by °-the <br />property owner(s) shall be notarized on the face of the plat. <br />3.
