Sox 8181 <br />Hillsborough, NC 27278 <br />Dear Ms. Scearbo: <br />our purpose in resubmitting Durham Estates — Phase I through the planning <br />review process, is to protect future buyers of lots 6, 7, and 8 from impervious <br />surface issues created by granting a 30 foot driveway easement to lot 6, along <br />the bounding of lots 7 and S. <br />We are requesting that the easement be shown on the final plat with a <br />footnote that any current or future calculations of impervious surface related <br />to a gravel or paved driveway be associated with lot 6 and not with lots 7 or 8. <br />This has several environmental advantages. First, it shortens the driveway <br />serving lot 6 and therefore the amount of disturbed area. Secondly, it keeps the <br />driveway on high ground and away from a drainage pattern leading to Morgan Creek. <br />This change will also channel traffic through the Laurel Springs subdivision <br />instead of directly on to Dairyland Road. <br />The owner and the buyers of lots 6 and 7 are concerned about the 'volatile <br />policy issues under development for the University Lake Watershed.
