A Type D Land Use Buffer shall be provided along the Duke <br />Power transmission line along the north side of the <br />subdivision. The buffer shall be 50 feet in width and <br />provide sufficient vegetation to meet the standards of <br />Section IV- B -8 -e. The existence of the buffer shall be noted <br />on the plat. <br />4. A Type A Land use Buffer shall be provided along Dairyland <br />Road (SR 1112). The buffer shall be 30 feet in width and <br />provide sufficient vegetation to meet.the standards of <br />Section IV- B -8 -e. The existence of the buffer shall be noted <br />on the plat. <br />C. Drainage <br />1. The 100 -year floodplain of Morgan.Creek shall be labeled on <br />the Final Plat. <br />2. Impervious surface data, as required by the Orange County <br />Subdivision Regulations and Zoning Ordinance for property <br />located within the Universitv.Lake Watershed shall be <br />included in a document describing development restrictions <br />and requirements, to be prepared by Planning Staff and <br />recorded concurrently with the Final Plat. <br />3. A stream buffer shall be provided along.Morgan Creek. The <br />width of the buffer shall be stated on the face of the plat. <br />Development restrictions within the buffer shall be specified <br />in a document describing development restrictions and <br />requirements to be prepared by Planning Staff and recorded <br />concurrently with the Final Plat. <br />D. Parkland <br />1. The applicant shall dedicate to Orange County 2.6 acres of <br />parkland located along Morgan Creek as shown in a cross hatch <br />pattern on the Preliminary Plan. The applicant shall also <br />dedicate a parkland area 30 feet wide along Morgan Creek <br />extending from the 2.6 acres described above to Dairyland <br />Road (SR 1112). <br />S. Miscellaneous <br />1. The Final Plat shall contain a title block and vicinity map <br />in accordance with Section V -D -2 and V -D -3 of the Orange <br />County Subdivision Regulations. <br />2.
