2 <br />PROPOSED ORDINANCE AMENDMENT <br />ORDINANCE: Subdivision Regulations <br />REFERENCE: Section IV- B- -8 -e -3 Schedule of Required <br />Land Use Buffers <br />Section IV -B -8 -g Waiver of Land Use Buffer <br />Requirements <br />ORIGIN OF AMENDMENT: X Staff Planning Board <br />BOCC Public <br />Other: County Attorney <br />STAFF PRIORITY RECOMMENDATION: <br />Expected Public Hearing Date: <br />-High �X Middle Low <br />Comment: Minor Amendments <br />February 25, 1990 <br />PURPOSE OF AMENDMENT: To amend Section IV -B -B of the <br />Subdivision Regulations to (1) Clarify <br />the interpretation of the Schedule of <br />Land Use Buffers as it relates to <br />unzoned land, and (2) to extend the <br />waiver provisions to apply to all <br />landscape requirements. <br />IMPACTS /ISSUES: Section IV- B -8 -e -3 contains the Schedule of <br />Required Land Use Buffers together with <br />instructions on how to interpret the table. <br />Buffers between subdivisions and adjacent <br />land are determined by the principal use <br />within the subdivision and the adjacent <br />zoning or land use. In the unzoned town- <br />ships, however, undeveloped land is current- <br />ly assumed to be residential for the purpose <br />of determining if a buffer is required. <br />Since the Subdivision Regulations require a <br />40,000 square foot minimum lot size for lots <br />served by on -site sewage disposal and water <br />systems, it is appropriate to consider <br />unzoned land AR or R -1 for the purpose of <br />determining buffers in proposed subdivi- <br />sions. <br />The second amendment to Section !V-B-8 will <br />clarify the purpose of the buffer waiver <br />provisions and extend the scope of IV -B -8 -g <br />to include waivers for other landscape <br />requirements contained in the Subdivision <br />Regulations. <br />W <br />40.�= <br />
