Lease — 501 W. Franklin Street - Suites 105 and 106 <br /> DEPARTMENT: County Attorney, <br /> Asset Management Services <br /> ATTACHMENT(S): INFORMATION CONTACT: <br /> 1) Site Illustration John Roberts, 919-245-2318 <br /> 2) Lease Agreement Jeff Thompson, 919-245-2658 <br /> 3) Resolution <br /> PURPOSE: To: <br /> 1) consider a two year Lease Agreement with Seal the Seasons, Inc. for 1,704 square feet <br /> of administrative office space within Suites 105 and 106 of the County owned Bentley <br /> Building located at 501 West Franklin Street in Chapel Hill; and <br /> 2) authorize the Chair to execute the Resolution for Lease and the Lease Agreement upon <br /> final County Attorney review. <br /> BACKGROUND: Seal the Seasons, Inc., is a successful, growing client of the Piedmont Food <br /> and Agricultural Processing Center ("PFAP") and is establishing a larger company headquarters <br /> and administrative office in these two available suites located in Orange County's Bentley <br /> Building in Chapel Hill (note Attachment 1, "Site Illustration"). Seal the Seasons signed a one <br /> year lease with the County for this location in July 2017, but desires to replace this agreement in <br /> favor of a two year term with a provision for two one year lease extension options. This <br /> extension requires Board approval since its term is beyond one year. The Bentley building also <br /> provides suites for the Visitors Center and the Guardian ad Litem offices. Seal the Seasons will <br /> also continue operations at the PFAP facility in Hillsborough. <br /> The attached Lease Agreement (Attachment 2, "Lease Agreement") fulfills a Board goal to <br /> provide tangible support to PFAP clients in ways that allow these growing businesses to remain <br /> headquartered in Orange County. <br /> The Lease Agreement contemplates a two year period beginning October 1, 2017 and ending <br /> September 30, 2019 with two optional one year renewal periods. The first renewal period <br /> maintains the original lease rate while the lease rate for the second renewal period may be <br /> altered with a mutual agreement by both parties. The County will be responsible for the building <br /> systems (roof, HVAC, plumbing, etc.). Seal the Seasons will be responsible for its metered <br /> utilities, cleaning, and general interior upkeep of the spaces. <br />
