33 <br />Bruce Ballentine: The sketch (in the packet) shows the table of open space, Lots 1-14 are used to <br />count as open space areas, Lots 9-13 includes a POSA (Pedestrian Open Space Access) to <br />complete a pedestrian loop around the properties. <br />Michelle I{empinski: The minimum requirement based on .33% open space is 28 acres. <br />Bruce Ballentine: The lot yield due to density doesn't include open space. Math shows that one <br />could get 22 lots. <br />Sandra Quinn: Regarding individual wells and septic, what is the average square footage of the <br />proposed homes? <br />Bruce Ballentine: That will be up to the builder, It is estimated to be 4,000 square foot homes <br />costing $600-700,000. <br />Robert Davis: 3.3% of total land needs to be owned by the Homeowners' Association. <br />Craig Benedict: You need 33% open space outside the minimum lot size. I recommend these <br />concerns be tabled until the preliminary plan. <br />Renee Price-Saunders: Will the open space connect to Tones I^eny Road? Will this be open to <br />the public? <br />Bruce Ballentine: No, it will be owned by the Homeowners' Association. The road is public. <br />Renee Price-Saunders: What about the sheam? <br />Bruce Ballentine: Improvements will be the responsibility of'the HOA. <br />.lay Bryan: Is Staff recommending approval? <br />Craig Benedict: If what is heard tonight is correct, the .33% requirement might not be met, and <br />the plan would need to be changed before it could be approved. <br />MOTION made by Sam Lasris to table the discussion.
