32 <br />Glenn Bowles: If the Tanaka lot is severed fiom the subdivision, the road buffer would not be <br />there. <br />Robert Davis: The Ordinance requires 50% of lots, and they provided more lots than needed.. <br />The Preliminary Plan will show the actual locations. <br />Renee Price-Saunders: I just don't understand why it's there. <br />Robert Davis: The benefit is that there would be a roadside buffer. <br />Sam Lasris: If lots 15-17 are reconfigured, why not reconfigure the road for connectivity and <br />have more access options? How far are we from Sesame Grove? <br />Glenn Bowles: I may be '/< mile with interesting topography. Connectivity is not really an <br />option. <br />Bruce Ballentine: Regarding the soils report, we wanted to get a realistic feel of the situation for <br />the Concept Plan. We hired a soils specialist and had to reconfigure the numbers based on their <br />findings. The original plan is different than the original concept, which changed the road layout. <br />We have applied for a site evaluation and staked the properties on the site.. The Health <br />Deparhnent will do the analysis. We are proposing looking at what is existing, which is currently <br />two lots. The existing property needs to be shown for legal purposes. This will help define the <br />buffers. <br />Michelle Kempinski: Will lot 18, the Tanaka tract, be cut off before the other subdivision is <br />created? <br />Bruce Ballentine: It might be, but it is immaterial at this point <br />Michelle Kempinski: Lot 15 -12 are in the upper portion. There is a boundary on the NW side <br />and 2 lines drawn for the lots that is identified as open space. Which lines were used to calculate <br />open space versus lot size? <br />Bruce Ballentine: The inner boundary (pink area) is deeded to the owner. The outside area is <br />owned by the Homeowners' Association, Some of the open space is owned by the lot owners and <br />the Homeowners Association. <br />Michelle Kempinski: So, the total open space includes the open space owned by lot owners? <br />When the lot size was calculated, does that include open space? <br />Bruce Ballentine: Yes. It will be deeded to a buyer with a restricted use. <br />Michelle Kempinski: If the hatched area is included in the lot size and the open space, isn't this <br />double counting? <br />Bruce Ballentine: Yes. <br />Robert Davis: 3.3% open space is needed <br />
