31 <br />Glenn Bowles: When the preliminary plan for' the subdivision is done, this lot will be severed <br />and recombined. <br />Renee Price-Saunders: How does the light green area fit in? <br />Glenn Bowles: It establishes minimum setbacks if structures are built. <br />Renee Price-Saunders: Why is the Tanaka tract included? <br />Glenn Bowles: I don't know that answer. The developer can explain that. <br />Craufurd Goodwin: Does the inclusion of the Tanaka tract skew the average lot size <br />calculations? <br />Glenn Bowles: I can only speculate but I don't Irnow the answer to that, <br />Sam Lasris: Can the Tanaka be subdivided? <br />Glenn Bowles: Possibly only one more lot could be created. <br />Renee Price-Saunders: Can the water resources in the area support this many lots? <br />Craig Benedict: The perk test showed there was a weak potential on lots 18 and 19, <br />Sam Lasris: Plus I5-17 may have to be reconfigured. <br />Glenn Bowles: The perk tests will determine the actual number of lots with the preliminary plat. <br />This is the maximum number of lots possible at this phase.. <br />Michelle I{empinski: With the Concept Plan, what percentage of suitable soils must be <br />identified? <br />Robert Davis: Soil scientists have stated 50% to make sure the design was reasonable. <br />Environmental Health doesn't do preliminary testing. Also, having aRight-Of--Way on the large <br />tract provides a roadside buffer. <br />Craufurd Goodwin: If1ot 19 were not included, would this be approvable? <br />Glenn Bowles: Yes. The Concept plan shows that. They have the proper protection and density. <br />We need to see the soil tests. <br />Jay Bryan: Let's let the developer speak, <br />Ted Triebel:.Iust to reconfirm on the perk test, is this a theoretical number? <br />Glenn Bowles: Yes, it is theoretical. <br />Ted Triebel: Then lot 19 seems to be anon-issue. <br />Renee Price-Saunders: If lot 19 is not included, why not require a roadside buffer'? <br />
