8 <br /> Real Property LLC parcels the item would be reviewed at the February 21, 2017 <br /> BOCC regular meeting. This notice was sent on February 10, 2017. <br /> e. Outreach: <br /> General Public: • Staff notified impacted property owners of the proposal to <br /> adjust district boundaries and held individual meetings <br /> through the month of September 2016 to review options. <br /> Staff met with a total of 40 people, some requesting <br /> additional time to review options. <br /> • At the direction of the BOCC at the November 21, 2016 <br /> Quarterly Public Hearing, staff met with local residents <br /> residing near the 4 parcels of property owned by Efland <br /> Real Property LLC on December 14, 2016 and January <br /> 11, 2017 to review the proposal, discuss staff's <br /> recommendation that the parcels be rezoned to General <br /> Commercial (GC-4) and discuss the County's planning <br /> vision for the area in general. <br /> n Small Area Plan Workgroup: <br /> fl Other: <br /> 3. FISCAL IMPACT <br /> Consideration and approval of the various atlas amendments will not create the need <br /> for additional funding for the provision of County services. Costs for outreach and <br /> required legal advertisement/adjacent property owner notification will be paid from <br /> departmental funds budgeted for this purpose. Existing Planning staff included in <br /> the Departmental staffing budget will accomplish the work required to process this <br /> amendment. <br /> D. AMENDMENT IMPLICATIONS <br /> The proposed atlas modifications will work towards the addressing existing <br /> nonconforming situations and eliminate the need for individual property owners to bear <br /> the expense of rezoning property on their own. <br /> E.
