Watershed Overlay existing automotive repair <br /> Hillsborough, <br /> District business. <br /> NC 27278 <br /> Over the years different methodologies have been employed by former planning staff and the <br /> former County Attorney's office related to the establishment of general use zoning district <br /> boundaries, most notably those associated with Existing Commercial (EC-5) zoned parcels. <br /> Staff was directed to work with local property owners in an effort to identify the need to `fix' <br /> existing district boundary lines to ensure existing, permitted, land uses are properly zoned. <br /> Similar work is continuing on other properties throughout the county and will be reviewed at future <br /> public hearings. <br /> The Orange County Planning Board has recommended approval of the proposed zoning atlas <br /> amendments. <br /> Purpose: To review the item and receive public comment on the proposed amendments. <br /> 2. Unified Development Ordinance (UDO) Text Amendment: In accordance with the provisions of <br /> Section 2.8 Zoning Atlas and Unified Development Ordinance Amendments of the Unified <br /> Development Ordinance, the Planning Director has initiated amendments to the Unified <br /> Development Ordinance (UDO) regarding subdivision regulations and review processes. <br /> Specifically, the following Sections for the UDO are proposed for amendments: <br /> • 2.1 Review and decision Making Authority; <br /> • 2.2 Applications; <br /> • 2.14 Minor Subdivisions; <br /> • 2.15 Major Subdivisions; <br /> • 3.3 Residential Districts; <br /> • 4.2 Watershed Protection; <br /> • 4.8 Stoney Creek Basin; <br /> • 5.5 Standards for Residential Use; <br />
