The total acreage of the tract <br /> is 30 acres and the average lot size proposed is five <br /> acres . The property is zoned Agricultural Residential <br /> with part of lots 4A and 4B being PW-II . The Land Use <br /> Plan designation is Agricultural Residential and <br /> partial PW-II . <br /> There are six ( 6) lots proposed ranging in size from <br /> three to seven acres . The developer proposed a "Class <br /> A" private road to serve all the lots in the <br /> subdivision. This road would be 5200 feet in length <br /> from NC 86. <br /> In discussions with the applicant during the concept <br /> plan, the Planning Staff recommended that access be <br /> obtained from Phelps Road (SR 1551) which is <br /> approximately 700 feet from the northeast corner of <br /> the property. However, the applicant indicated they <br /> had tried and could not obtain this access. <br /> The Planning Staff also recommended a stub-out be <br /> provided to the northern property line. This would <br /> allow for future access from Phelps Road if it becomes <br /> available. <br />
