Bradsher, Jr. for a <br /> reduction in right-of-way from 50 feet to 25 feet. <br /> BACKGROUND: The proposed minor subdivision is located on the south <br /> side of Gibbs Lane (SR 1564) off Palmers Grove Road <br /> (SR 1562) . The applicant is requesting to divide a <br /> 4.41 acre lot. The lot frontage on Gibbs Lane is 353 <br /> feet and the property is zoned R-1 . A Class C private <br /> road about 400 ' in length is proposed along the <br /> western boundary of the property. Both lots would be <br /> served by wells and septic tanks. An existing house <br /> is located on the southern portion of the property. <br /> Reduction of the right-of-way from 50 feet to 25 feet <br /> is needed to exclude a line of existing trees from the <br /> private road right-of-way. An existing drive extends <br /> along the property line between Mr. Bradsher's <br /> property and the property to the west owned by Fred <br /> Albert. Mr. Albert has indicated that when he is <br /> ready to divide his property he will provide the <br /> additional 25 feet required to meet the 50 foot right- <br /> of-way requirement. This right-of-way would then <br /> extend to the southern property line of Mr. Bradsher's <br /> and Mr. Albert's property. <br /> The Planning Board recommended approval of the partial <br /> width right-of-way in their February 19, 1990 meeting. <br /> RECOMMENDATION: The Administration recommends approval as per the <br /> Planning Board recommendation. <br />
