1
ORANGE C O U N T Y
BOARD OF COMMISSIONERS
ACTION AGENDA ITEM ABSTRACT
Meeting Date: March 5, 1990
Action Agenda
Item # X--F
SUBJECT: B. E. BRADSHER, JR. - PARTIAL WIDTH RIGHT-OF-WAY
DEPARTMENT: PLANNING PUBLIC HEARING Yes x No
ATTACHMENT(S) : INFORMATION CONTACT: Eddie Kirk
Extension 348
Subdivision Plan
Map of Property
Tax Map TELEPHONE NUMBERS:
Draft 2/19/90 Planning Board Hillsborough - 732-8181
Minutes Durham -- 688-7331
Mebane - 227-2031
Chapel Hill - 967-9251
PURPOSE: To consider a request by B.E. Bradsher, Jr. for a
reduction in right-of-way from 50 feet to 25 feet.
BACKGROUND: The proposed minor subdivision is located on the south
side of Gibbs Lane (SR 1564) off Palmers Grove Road
(SR 1562) . The applicant is requesting to divide a
4.41 acre lot. The lot frontage on Gibbs Lane is 353
feet and the property is zoned R-1 . A Class C private
road about 400 ' in length is proposed along the
western boundary of the property. Both lots would be
served by wells and septic tanks. An existing house
is located on the southern portion of the property.
Reduction of the right-of-way from 50 feet to 25 feet
is needed to exclude a line of existing trees from the
private road right-of-way. An existing drive extends
along the property line between Mr. Bradsher's
property and the property to the west owned by Fred
Albert. Mr. Albert has indicated that when he is
ready to divide his property he will provide the
additional 25 feet required to meet the 50 foot right-
of-way requirement. This right-of-way would then
extend to the southern property line of Mr. Bradsher's
and Mr. Albert's property.
The Planning Board recommended approval of the partial
width right-of-way in their February 19, 1990 meeting.
RECOMMENDATION: The Administration recommends approval as per the
Planning Board recommendation.
