49 <br /> PROPOSED AMENDMENTS TO THE ORANGE COUNTY SUBDIVISION REGULATIONS <br /> TO IMPLEMENT THE UNIVERSITY LAKE WATERSHED PROTECTION STRATEGIES <br /> Listed below are proposed amendments to the Orange County Subdivision <br /> Regulations. If adopted, the amendments would supplement proposed <br /> Zoning Ordinance amendments to implement strategies for watershed <br /> protection identified in the Final Report -University Lake watershed <br /> Study dated March, 1989, and the basic strategies identified in the <br /> proposed 13-point agreement prepared by the Joint Watershed Work Group <br /> and dated October, 1989. For a complete understanding of the proposals, <br /> reference should also be made to the proposed amendments to the Zoning <br /> Ordinance. <br /> The proposed amendments are being presented at a special public hearing <br /> on February 28, 1990. The proposals involve amendments to Orange <br /> County's Subdivision Regulations and require only the approval of the <br /> Board of Commissioners. Upon completion of the public hearing, and <br /> following receipt of the Planning Board's recommendation, the Board of <br /> Commissioners may adopt Option #1, Option #2 or some combination of the <br /> two. <br /> The specific wording proposed for various sections of the Subdivision <br /> Regulations is listed below. Explanatory comments appear after the <br /> ordinance proposals in [italics]. <br /> 1 . Amend Section IV-B-10 Cluster Developments by adding a new <br /> subsection g) to Section IV-B-10-b to read as follows: <br /> g) Cluster developments in the University Lake Watershed (ULW) <br /> District shall comply with the development standards as set <br /> forth in Article 6 . 25 of the Orange County Zoning Ordinance. <br /> [The proposed amendment cross references the development standards <br /> applicable to cluster subdivisions in the University Lake <br /> Watershed (ULW) District. ] <br /> 2 . Amend Section IV-B--10 Cluster Developments by rewriting the <br /> introductory paragraph of Section IV-B-10-c to read as follows: <br /> For lots created as part of a cluster development, minimum lot <br /> area, lot width, and setback requirements as specified in Article <br /> 4. 1 .2 of the Orange County Zoning Ordinance may be reduced as <br /> set forth below. For lots created as part of a cluster development <br /> in the University Lake Watershed (ULW) District, the minimum lot <br /> size may be reduced as specified in Article 6.25 of the Zoning <br /> Ordinance. <br /> [The proposed amendment would allow cluster developments in the <br /> University Lake Watershed (ULW) District to comply with the <br /> development standards (one-acre minimum lot size) set forth in <br /> Article 6.25 of the Orange County Zoning Ordinance rather than <br /> require compliance with the permitted reduction of fifty percent <br /> to 2.5-acre minimum lot sizes specified in Section IV-B-10-c. ] <br />
