r
. 14
r
cannot be obtained.
Staff explored the possibility of creating a flag
lot instead of a partial width right-of-way.
Subdivision Regulations stipulate that "no flag
lot will be allowed if it increases the number of
access points onto an arterial or collector
street". Old NC 86 is an arterial .
The Planning Staff recommends approval of the
partial width right-of-way.
Yuhasz expressed concern that the interpretation
of a flag lot is incorrect. He noted that he
felt the intent was simply to insure that one
could have no more lots by having a flag lot than
he could have otherwise.
Scearbo pointed out that in this case, the lot
does not contain enough frontage for the creation
of two lots without approval of either a flag
lot, or access road to the rear of the property.
'OTION: Best moved approval as recommended by the
Planning Staff . Seconded by Yuhasz . '1
Jacobs asked that it be made clear that a flag
lot here would not create more access points. The
creation of a flag lot is impractical for the
property. He asked the Staff to study the flag
lot provisions and report back on the access
ramification.
-OTE: Unanimous.
Cif> b. CK Properties - Concept Plan
Presentation by Emily Crudup.
Crudup noted that application forms are now
available and that future concept plans would
include the application form.
The property is located on the south side of
Dairyland Road (SR 1177 ) approximately 800 feet
west of the intersection with Dodsons Crossroads
(1102 ) . The property is zoned Residential-1; the
Land Use Plan designation is Rural Residential .
Adjacent land uses are residential .
The total acreage of the tract is 4 . 063 acres .
Four (4) lots are proposed which will be served
r
